Ward Village Update: Melia Permits Filed, Kalae Rising, and a $13.8M Waiea Auction

Ward Village in Honolulu's Kakaʻako district continues to generate some of the most significant real estate news in all of Hawaii. This week brought three major developments that anyone watching the Ward Village market — whether as a buyer, seller, or investor — should know about.

Melia Ward Village: $444 Million in Building Permits Filed

One of the biggest Ward Village stories of the month is the filing of $444 million in building permits for Melia, the upcoming ultra-luxury tower planned for the existing Ward Centre site. Developed by Howard Hughes Holdings, Melia will consist of 148 residences and is being designed by the prestigious firm RAMSA | Robert A.M. Stern Architects — the same firm behind Ilima, its sister tower on the same site.

What makes Melia particularly notable is its design philosophy. Unlike the glass-curtain towers that define most of Ward Village's skyline, both Melia and Ilima are planned as stone-clad buildings, drawing inspiration from classical architecture. This signals Howard Hughes' intent to position the final Ward Centre phase as the most architecturally distinguished block in the entire development.

"Melia is going to be one of the most distinctive buildings ever constructed in Hawaii. The stone architecture alone sets it apart from everything else in Ward Village. Pre-sales moving at this pace tells you everything you need to know about buyer confidence in this neighborhood." — Jeb Fuller, Honolulu Condo Company

Kalae: Honolulu's Next Ultra-Luxury Tower Nears Completion

Kalae, the 38-story ultra-luxury tower positioned at the prominent intersection of Ward Avenue and Ala Moana Boulevard, is on track for completion in late 2026 to early 2027. With 330 residences designed by Solomon Cordwell Buenz, Kalae is being marketed as a "front-row" tower offering unobstructed views of the Pacific Ocean and the Honolulu skyline.

For anyone considering a purchase at Kalae, now is the window. Once the building tops out and nears completion, resale premiums typically increase significantly in Ward Village towers, as the Waiea and Anaha markets have demonstrated over the past several years.

Former Howard Hughes CEO's Waiea Townhouse Heads to Auction — April 14–29

The Waiea townhouse formerly owned by David Weinreb, the former CEO of The Howard Hughes Corporation, is heading to auction through Concierge Auctions from April 14–29, 2026. The property carries an estimated value of $13.8 million.

The residence is one of Waiea's exclusive villas — among only 10 villa units in the entire building — and spans multiple levels with dramatic ocean and city views. This auction will provide a real-time market data point for Waiea's ultra-luxury villa segment and set pricing benchmarks that influence the broader Ward Village resale market.

"A $13.8 million auction at Waiea is a significant market event. The result will tell us a great deal about where ultra-luxury buyer demand sits right now in Honolulu. Either way, Ward Village continues to prove itself as Hawaii's most dynamic condo market." — Jeb Fuller, Honolulu Condo Company
